Then write to him — and ask for a meeting.

The number is close but not there yet. That is worth saying in writing before anyone sits down, so the meeting is about decisions instead of surprises.

Areas and euros are the ones printed in the Modulmatik estimate of 01.10.2024, marked in it as valid to 31.10.2024. Its own subtotals carry two small gaps: the panel rows come to 998 m² at 2,350 €/m² against a printed 986 m², and the module rows are 40 € off. Roof elements, terraces and balconies carry 0.00 m² in that sheet; the external elements carry no price at all.

Four changes that close iteach with its own effect

Ground floor to 3.20 m clear Removes the 3.65 m module height and with it the special transport permits and their six-week lead time.	− 34 €/m²
One module family instead of several 68 modules already share width and height — the M · H1 family. Bringing more of the 201 onto the same shell removes setups on the line.	− 45 €/m²
Staircases as one repeating prefab element Today each one is drawn individually. One element, six times, is a different price.	− 18 €/m²
Standardise the inner-ring connection zones The wings are already repeatable. The zones between them are not, and they are the reason the yellow area is as large as it is.	− 22 €/m²
After the four changes	1,971 €/m²

Three things the client has to supplynot negotiable, just missing

!	Geotechnical report — turns ± 18 % on the foundation into ± 5 %, and only then can it be offered at all
!	Structural calculations — or the appointment of the local expert who will sign them off
!	Approval of the CLT to timber frame switch — fire consultant, architect and client, before shop drawings start

Draft to your dealeryours to send or change

Thanks for the drawings — we have run the model and we are interested.

More than 80 % of the area can be built as turnkey modules. 201 modules in total, 68 of them in one family — same width class, same height class. What stays outside the module logic is the BA3 community facilities, the staircases and a few positions in the inner ring.

Indicatively we land at 2,278 €/m² excluding the foundation, against the limit of 2,150. Four changes close that gap — the largest is bringing the ground floor to 3.20 m clear, which also removes the special transport permits.

Three things are missing on your side: the geotechnical report, the structural calculations, and sign-off on the change from CLT to timber frame.

Can we sit down with the client and the architect next week? Ninety minutes is enough. We would come with the module typology and the four changes priced.

Why a meeting and not a quotationA quotation now would be a number the client cannot act on. The four changes are architectural decisions, and architectural decisions are not made by e-mail. Ninety minutes with the architect in the room is worth more than three revisions of a PDF.
